Months of Supply is pending-based proxy (active listings ÷ pending listings) since RDC data does not include closed sales counts. Below 4 months = seller's market. 4-6 months = balanced. Above 6 = buyer's market. Combined-ZIP markets sum counts directly and weight medians/DOM by active listing count.
